Second Mortgage - Valuable Tips To Help You Make The Right Decision

When considering the facts within this article, it may be quite surprising to find some of the issues you thought were settled are actually still being openly discussed as to which type of loans are best.

A second mortgage is a mortgage whose terms are subordinate to the first mortgage. Loans with a second mortgage are usually done when the homeowner needs money in order to pay for an existing loan.

What Type Of Loan Is Best - A Second Mortgage, Home Equity Loan Or Refinance?

This is a question every homebuyer is faced with when shopping for mortgages. Take this scenario: A homeowner is facing a credit card debt of $50,000. Should he take a $190,000 second mortgage to refinance an existing mortgage with a balance of $140,000? Or should he borrow the money from a $50,000 home equity loan?

In most cases, borrowers who took a mortgage when rates were lower will find a second mortgage better than a home equity loan. But to be certain, some factors need to be considered.

You need to compare the interest rate and points of the first mortgage with that of a second mortgage. Second, find out if there are any PMIs (Private Mortgage Insurance) involved with the second mortgage. Find out what loan term is most favorable for you on your second mortgage. Your income tax bracket and amount of cash you need from your second mortgage are also necessary factors.

Consider the case above. If the first mortgage at $14,000 was acquired two years ago, the interest rate would be 7 percent for 30 years without PMI. Lets say your income bracket is 39.6% (the highest) and you are capable of earning 5% more on your investments. Your house is now worth $213,000.

Hopefully the information presented so far has been applicable. You might also want to consider the following examples before you select a loan.

A second mortgage for $190,000 with settlement costs will require PMI. If you decide to get a home equity loan instead, you will get 30 years loan term at 8.25% and one point. For $50,000, your second mortgage will include additional costs for 15 years at 11.5% and one point. The result will be that over the course of five years, your second mortgage will have saved you $11,361 more than what refinancing will.

Take A Second Mortgage Or Get A New One And Pay PMI?

Getting a second mortgage has more advantages when it comes to taxes than a separate loan. But usually, this depends on many other factors.

Getting a second mortgage is better than getting a separate loan when the rate difference between the second mortgage and the first mortgage is small. If the loan term is short, then getting a second mortgage probably makes more sense than getting a separate loan. Balance is paid off faster with shorter term loans. Since second mortgages have considerably higher rates, the shorter the loan term is, the better it is to get a second mortgage loan.

Other factors that affect the advantage of second mortgages over separate mortgages are tax brackets, closing costs, and expected appreciation rate.

For example, you have a tax bracket of 15% and a 30-year first mortgage for $160,000 and a second mortgage for $20,000 at 11.75%, zero points, and to be paid off in 15 years. A separate mortgage would be for $180,000 with down payment at 10%. Interest rate for this separate mortgage would be at 8.25%, zero points, and 0.52% PMI.

When you calculate this, you can see that over the five years, a second mortgage will have saved you 16.97% more than a separate mortgage would.

College Freshman To Be - There's A Storm Approaching, Are You Ready?

Shes comin on boys, and shes comin on strong!

These were the final recorded words of Captain Billy Tyne of the Andrea Gail. On September 20, 1991 the crew of six set out for what would be the final voyage of this 75-foot fishing vessel. After thirty-nine days of moderately good luck fishing in the waters of the North Atlantic, the United States Coast Guard received the final radio transmission from the Andrea Gail. At 6:00pm on the evening of October 28, 1991, Captain Billy Tyne reported his coordinates and gave a weather report indicating 30-foot seas and wind gusts of up to 80 knots. His transmission ended with the fateful words, Shes comin on boys, and shes comin on strong! Forty days after departing from Massachusetts the Andrea Gail was pronounced lost at sea.

The crew of the Andrea Gail had found themselves at sea when a weather phenomenon known as a Noreaster had descended upon the North Atlantic with all its fury. Two low pressure areas merged with high pressure areas and these met up with warm air from the south, and cold air from the north, as well as moisture feeding into the storm from the Gulf Stream to create a catastrophic storm. This simultaneous occurrence of events taken individually would be far less powerful than was the result of their chance combination. In fact, had the storm been more concentrated, it might have resembled a hurricane, which would have triggered the appropriate warnings. But because the storm occurred without the typical hurricane warnings, the Andrea Gail and her crew were caught off-guard. There had never been a storm like this in recorded history. This was the Perfect Storm.

About the same time each year, near the middle of September, thousands of high school graduates set sail for a voyage of their own known as the Freshman Year. Like the crew of the Andrea Gail, these students have high hopes and big dreams about the adventure that stretches out over the horizon. They proceed with little thought of what major difficulties they might encounter, and wouldnt even dream of any sort of catastrophe. However, during their first 40 days on campus, many of them experience a Noreaster of their own, in the form of a huge transition and transformation in their own lives. Pressure to succeed meets with expectations and anticipation for the future, this merges with the excitement and new-found freedom that comes from being on your own. The simultaneous occurrence of all of this combines to bring about the possibility of a catastrophic event. In all likelihood, each of these events taken individually would be far less powerful than the result of their inevitable combination. In fact, if these events were to be more widely known, they would trigger the appropriate warnings and solutions that would give students and their families the tools necessary to weather the storm. But these warnings often come too late, or not at all.

The transition from high school to college is one of the biggest transitions you will face. In fact, it is likely the biggest transition you have confronted in your 18 years on the planet! And look around you. Have you seen any media coverage of this transition? Any special reports about the transition from high school to college? The answer to those questions is a resounding NO! Multiple books, and plenty of articles and coverage is given to the preschool years, the elementary school years, and even the transition from elementary to junior high and high school. But our society simply has no clue about what is going on during this time in your life, and if they do, they have decided that it is simply not exciting enough to talk about on the evening news. Sure, they have special reports when a frat party turns ugly or when there is some sort of tragedy on campus. Each fall, hundreds of thousands of students are taken to college and dropped off by their loved ones. The media may cover, Move in Day, but they usually mention only that most campus costs have skyrocketed and that there is not enough room in the residence halls for the number of students entering college. But for the media, the story ends there, and you are the one left trying to figure out what to do.

So what is this transition? Simply stated, a transition is a change from one form to another. Oftentimes this change is celebrated through some sort of ceremony, in the form of what we call a Rite of Passage. Graduation from high school will likely have been (or will be in the very near future) a very significant rite of passage in your own life. There is the very profound moment in your Graduation ceremony, when you are asked to take the tassel on your cap and move it to the other side. This signifies your change from a high school student to a high school graduate. Its a pretty cool thing, but did anything really happen in that moment? Did the earth shake, lightning flash, and trumpets blare? Well, not usually! Honestly, its very much like your birthday - you didnt become another year older overnight, you became a year older over the process of a year. Likewise, at graduation, you didnt become a high school graduate overnight, you have been working towards it for years. And here is an important thing to remember, graduation from high school does not make you any more prepared for what lies ahead than going to McDonalds makes you a hamburger! Put another way, even though you have graduated from high school in this wonderful, moving ceremony, you are really no different than you were two days ago. However, society has told us that when you turn 18 years old and when you graduate from high school, you are now an adult. Sounds great, right? Well, let me tell you that being an adult is not always all its cracked up to be!

According to the Department of Education, more than 1/3 of all new freshmen will drop out of college before making it to their sophomore year. In fact, fewer than half of all new freshmen will graduate from college.

Are you ready for "The Perfect Storm"? You can be -- and you MUST be.

Managing Consultants

"An expert is someone who lives more than 50 miles out of town and wears a tie to work." - Bryce's Law

INTRODUCTION

The need for outside contract services is nothing new. IT-related consultants have been around since the computer was first introduced for commercial purposes. Today, all of the Fortune 1000 companies have consultants playing different roles in IT, either on-site or offshore. Many companies are satisfied with the work produced by their consultants, others are not. Some consultants are considered a necessary evil who tackle assignments in an unbridled manner and charge exorbitant rates. For this type of consultant, it is not uncommon for the customer to be left in the dark in terms of what the consultant has done, where they are going, and if and when they will ever complete their assignment. Understand this, the chaos brought on by such consultants are your own doing.

IT consultants offer three types of services:

  1. Special expertise - representing skills and proficiencies your company is currently without, be it the knowledge of a particular product, industry, software, management techniques, special programming techniques and languages, computer hardware, etc.

  2. Extra resources - for those assignments where in-house resource allocations are either unavailable or in short supply, it is often better to tap outside resources to perform the work.

  3. Offer advice - to get a fresh perspective on a problem, it is sometimes beneficial to bring in an outsider to give an objective opinion on how to proceed. A different set of eyes can often see something we may have overlooked.

Whatever purpose we wish to use a consultant for, it is important to manage them even before they are hired. This means a company should know precisely what it wants before hiring a consultant.

ASSIGNMENT DEFINITION

Before we contact a consultant, let's begin by defining the assignment as concisely and accurately as possible; frankly, it shouldn't be much different than writing a job description for in-house employees. It should include:

  1. Scope - specifying the boundaries of the work assignment and detailing what is to be produced. This should also include where the work is to be performed (on-site, off-site, both) and time frame for performing the work.

  2. Duties and Responsibilities - specifying the types of work to be performed.

  3. Required Skills and Proficiencies - specifying the knowledge or experience required to perform the work.

  4. Administrative Relationships - specifying who the consultant is to report to and who they will work with (internal employees and other external consultants).

  5. Methodology considerations - specifying the methodology, techniques and tools to be used, along with the deliverables to be produced and review points. This is a critical consideration in managing the consultant. However, if the consultant is to use his/her own methodology, the customer should understand how it works and the deliverables produced.

  6. Miscellaneous in-house standards - depending on the company, it may be necessary to review applicable corporate policies, e.g., travel expenses, dress code, attendance, behavior, drug test, etc.

Many would say such an Assignment Definition is overkill. Far from it. How can we manage anyone if we do not establish the rules of the game first? Doing your homework now will pay dividends later when trying to manage the consultant. Assignment clarity benefits both the customer and the consultant alike. Such specificity eliminates vague areas and materially assists the consultant in quoting a price.

SELECTING A CONSULTANT

Armed with an Assignment Definition, we can now begin the process of selecting a consultant in essentially the same manner as selecting an in-house employee. Choosing the right consultant is as important a task as the work to be performed. As such, candidates must be able to demonstrate their expertise for the assignment. Certification and/or in-house testing are good ways for checking required skills and proficiencies. Also, reviewing prior consulting assignments (and checking references) is very helpful. Examining credentials is imperative in an industry lacking standards. For example, many consultants may have a fancy title and profess to be noted experts in their field but, in reality, may be nothing more than contract programmers. In other words, beware of wolves in sheep's clothing.

Ideally, a consultant should have both a business and technical background. True, technical expertise is needed to perform IT assignments, but a basic understanding of business (particularly your business) is also important for the consultant to adapt to your environment. This is needed even if you are using nothing more than contract programmers.

In terms of remuneration, you normally have two options: an hourly rate or a fixed price. For the former, be sure the work hours are specified, including on-site and off-site. Many clients are uncomfortable paying an hourly wage for an off-site consultant. Under this scenario, routine status reports should be required to itemize the work performed and the time spent. However, the lion's share of consulting services are based on a fixed price contract. Here, the role of the methodology becomes rather important. Whether you are using "PRIDE" or another Brand X methodology, it is important the consultant and client both have a clear understanding of the project's work breakdown structure, the deliverables to be produced, and the review points. From this, an effective dialog can be communicated in terms of managing the project. Further, the methodology becomes the basis for the preparation of estimates and schedules.

After examining your candidates, it now becomes necessary to balance the level of expertise against price. Sure, a senior person can probably get the job done in less time, but perhaps the costs may be too high for your budget. "Expertise" versus "expense" becomes a serious consideration at this point.

Whomever is selected, it is important that a written agreement be prepared and signed. The agreement should reference the Assignment Definition mentioned above and any other pertinent corporate verbiage. Very important: make sure it is clear that the work produced by the consultant becomes your exclusive property (not the consultant's). Further, the consultant shouldn't use misappropriated work from other assignments. Finally, add a clause pertaining to workmanship; that the consultant will correct at his/her expense any defects found; e.g., defective software, data base designs, etc.

MANAGING THE CONSULTANT

The two most obvious ways to manage consultants is by having them prepare routine status reports and project time reports. Such reports should be produced on a weekly basis and detail what the consultant has produced for the past week and detail his/her plans for the coming week. You, the client, should review and approve all such reports and file accordingly.

A methodology materially assists in tracking a consultant's progress. As a roadmap for a project, the methodology takes the guesswork out of what is to be produced and when. Without such a roadmap, you are at the mercy of the consultant. Along these lines, I am reminded of a story of a large manufacturing company in the UK who used one of the large CPA firms to tackle a major system development assignment. The system was very important to the client, but lacking the necessary in-house resources to develop it, they turned to the CPA firm to design and develop it. Regrettably, the client didn't take the time to define the methodology for the project and left it to the discretion of the CPA firm. The project began and the CPA firm brought on-site many junior staff members to perform the systems and programming work. So far, so good. However, considerable time went by before the client asked the senior partner about the status of the project (after several monthly invoices). The senior partner assured the client that all was well and the project was progressing smoothly. More time past (and more invoices paid) with still nothing to show for it. Becoming quite anxious, the client began to badger the consultant as to when the project would be completed. Finally, after several months of stalling, the consultant proudly proclaimed "Today we finished Phase 1....but now we have to move on to Phase 2." And, as you can imagine, there were many more succeeding phases with no end in sight.

What is the lesson from this story? Without a methodology roadmap, it is next to impossible to effectively manage a consultant. The project will lose direction almost immediately and the project will go into a tailspin. The only person who wins in this regard is the consultant who is being paid regardless of what work is produced. Instead of vague generalities, you, the client, have to learn to manage by deliverables.

CONCLUSION

My single most important recommendation to anyone considering the use of outside consultants is simple: Get everything in writing! Clearly define the work assignment, get a signed agreement spelling out the terms of the assignment, and demand regular status reports.

I am always amazed how companies give consulting firms carte blanche to perform project work as they see fit. Abdicating total control to a consultant is not only irresponsible, it is highly suspicious and may represent collusion and kickbacks.

There is nothing magical in managing consultants. It requires nothing more than simple planning, organization, and control. If you are not willing to do this, then do not be surprised with the results produced. Failure to manage a consultant properly or to adequately inspect work in progress will produce inadequate results. So, do yourself (and your company) a favor, do your homework and create a win-win scenario for both the consultant and yourself.

Have You Ever Thought About The Difference Between a Fighter, a Soldier, and a Warrior?

One of the most common questions that I hear, from friends, family, and strangers alike, when discussing my involvement in the martial arts, is...

"Why do you want to learn to be violent?"

Ironically, these same well-intentioned people usually didn't ask the same question when I was a police officer. And yet, my training for that profession not only involved the same types of training, but also included the use of weapons and tactics that would be considered illegal for me to use as a citizen prepared to defend myself against the same criminals.

In the Warrior Concepts Training Prorgrams that I conduct, both locally and in seminar format, this moral dilemma is often at the forefront of the topics presented to students. The primary reason for this is that it's important for my students and clients to have a firm moral and ethical grounding in exactly what it is that they're doing, at least from the point of view the program. Because, we are not learning to be violent as a result of engaging in martial arts practice. Quite frankly, I don't believe it's necessary for a human being to study anything to be violent.

Many would like to believe that they are peaceful, humanitarian, beings. They may believe this because they don't go around physically assaulting others. However, violence comes in many forms and, whether physical or not, we all have the potential to cause harm without stepping foot into a martial arts school.

There still remains this little quandary though. And at the root of it, I believe is intent. Because, when you look at a fight and a self-defense situation, it's virtually impossible to tell them apart - especially if you didn't see it start. And even then, well, you know the old saying...

"...you can't judge a book..."

My students are required to ponder the question, "what's the difference between a fighter, a soldier, and a warrior?"

Again, it comes down to intention. And, while any thesaurus may list all three words in the same context as synonyms for each other, I believe that the differences are, not only crystal clear, but also worthy of reflection and recognition.

A Fighter - is usually someone who chooses to fight for a purely ego-centric reason. He or she is seeking to gain something, whether it's a trophy, money, fame, whatever. A fighter has a need to be "right," "best," "toughest," and a myriad of other self-grandizing reasons that drive them to "compete" for a "number-one" position. And, whether it's a fist-fight, all-out war, or an argument between spouses, if the goal is to "win" and cause the other to "lose," this is the mindset of the fighter.

A Soldier - at least in Today's military forces, is usually there because...

...it's a job.

From my experience, most who are known as soldiers by whatever name are looking for a career that is very-much divorced from the concept and preparation for warfare. And, while many may have a driving need to fight to "kill a Commie, for mommie," most, regardless of whether they volunteered or were drafted, are at the whim of whatever powers-that-be are determining Today's enemy.

Where the fighter picks his own fights and does so for his own reasons, the soldier is a tool of the State and has no say in who he must fight or even whether the cause is just or agreeable to him.

A Warrior - on the other hand, is uniquely poised between the two previous extremes. And even though the word, "warrior," is used far too often in different contexts - from security forces to the names of sports teams - the psychology I'm talking about here can be traced back to the most ancient of times when man began to see beyond his own limiting self-view.

While he or she does engage in conflict of their own choosing, the reason that a warrior chooses to fight is almost always for a cause larger-than-self. A warrior understands the true scope and priorities in warfare and does not jump too quickly in deciding to engage a so-called enemy.

And, while a warrior may also be a soldier, he or she chooses this path for the same "big-picture" reason. He or she is free to choose the side that they will fight for, as opposed to having their fate chosen for them. The true warrior's concern is not for political "right-ness" or "self-righteousness." It is for the protection of what he or she has decided is important and worth protecting.

As you can see, the question is really designed to lead the student to an understanding of how the individual's heart - intent - or focus - is aligned. Leading from selfishness to selfless-ness, it can be seen for those with eyes to see.

So, for those who still wonder "why I want to learn to be violent," I would answer...

"...I have never wanted to be violent. I have sought to understand violence and to be able to deal with it effectively if it comes my way."
